KL has some of the oldest housing stock in the Klang Valley, alongside dense condominium areas and busy commercial streets. That mix means we see every kind of termite job here, from roof timbers in a pre-war shophouse to white ants in a new condo's kitchen cabinets.
If you have spotted termites, WhatsApp us a photo and your neighbourhood. We'll arrange a free pest control inspection in KL and give you a quotation after we have seen the problem.
Termites in KL houses, shophouses and condos
Older landed homes in areas like Setapak, Kepong and the neighbourhoods off Old Klang Road often have timber roof trusses, wooden floors and original door frames. These are prime targets, and termites can work inside them for a long time before anything shows on the surface.
Shophouses are a special case. Many share walls, roof spaces and foundations with their neighbours, so termites can move from one unit to the next. When we treat a shophouse, we look at where the termites are coming from, not just the unit that called us.
In high-rise areas like Mont Kiara, Sri Petaling and Bukit Jalil, termites reach units through service shafts, wall cavities and planter boxes. We inspect condominiums and apartments as well as landed homes, and can coordinate with building management where common areas are involved.
Termite damage inside a cabinet
Signs of termites in Kuala Lumpur homes
Termites work out of sight, so most homeowners only notice them once there is damage. These are the signs our technicians look for first during an inspection.
1
Mud tubes on walls
Pencil-width tunnels of soil on walls, floors, pillars or foundations. Termites build them to stay moist while they travel between the soil and your house.
2
Tunnels under tiles and timber
Lift a loose floor tile or move timber that touches the ground and you may find soil trails or galleries underneath. Subterranean termites live and travel underground.
3
Holes in garden trees
Termites hollow out tree trunks, stumps and roots. Small holes or soil-filled cracks in a trunk usually mean a colony is close to the house.
4
Soil packed into cracks
Soil pressed into cracks, joints or gaps around door and window frames. Termites seal openings this way to keep out light and dry air.
5
Hollow-sounding wood
Tap door frames, skirting boards and cabinets. Wood that sounds papery or gives under a screwdriver is often eaten from the inside. You may also hear faint clicking in walls.
6
Frass (termite droppings)
Tiny pellets that look like sawdust or coffee grounds, often under furniture or door frames. This points to drywood termites inside the timber.
7
Discarded wings
Small wings of equal size near windows, lights or door sills. Flying termites (alates, or kelkatu) shed them after swarming, usually at dusk after rain.
Spraying kills the termites you can see. Sentricon® goes after the whole colony, including the queen, so the problem doesn't come back from the same nest.
1
Free inspection
We find where termites are active, how they are getting in and what has been damaged, then give you a quotation. No obligation.
2
Bait stations go in
Sentricon® stations are placed in the soil around the building, plus above-ground stations on active spots indoors where needed. There is no flooding of the soil with liquid termiticide.
3
Termites carry the bait home
Worker termites feed on the bait and share it through the colony. The active ingredient stops termites from moulting, so the colony gradually dies off, queen included.
4
Monitor and protect
We check the stations, top up bait as needed and confirm when activity stops. The stations stay in place to catch any new colony that comes looking for food.
Yes, we cover Kepong and Sri Petaling, along with the rest of Kuala Lumpur.
Kepong has a large number of established terrace homes and shoplots, and areas near green spaces and older trees tend to see regular termite activity. Sri Petaling and nearby Bukit Jalil have more condominiums and newer landed homes, where termites often appear in the first few years after people move in and fit out timber kitchens and wardrobes.
In both areas our approach is the same: inspect, find the source and eliminate the colony with the termite baiting system. Our KL area hotline is shown on this page alongside the main number.
In leafy neighbourhoods such as Bangsar and Taman Tun Dr Ismail, large old trees and mature gardens sit close to the houses. Tree roots and stumps can hold termite colonies, so we always check the garden during an inspection, not just inside the house.

Is the inspection in Kuala Lumpur free?
Yes. The inspection and quotation are free, with no obligation.
Can you work with my condo management in KL?
