Subang Jaya is one of the most established suburbs in the Klang Valley, with mature SS neighbourhoods, the long run of USJ sections, student-heavy areas around Bandar Sunway and SS15, and newer homes in Putra Heights. We handle a steady stream of termite and pest control jobs here.
Found termites? WhatsApp us a photo and your SS or USJ section. We'll arrange a free inspection in Subang Jaya and give you a quotation once we have seen it.
Termites in Subang Jaya homes
Many houses in the SS areas and earlier USJ sections have been lived in for decades and renovated more than once. Rear extensions, enlarged kitchens and converted car porches are everywhere, and each one adds a joint between old and new floor slabs that termites use to come up from the soil.
Mature gardens, big trees and timber decking are also common here, and they can host termite colonies right beside the house. During an inspection we look outside as well as in, because the source is often in the garden, not the kitchen.
In rental homes and student houses around SS15 and Bandar Sunway, termite damage can go unnoticed for a long time. If you are a landlord, an inspection between tenancies is a sensible check.

Signs of termites in Subang Jaya homes
Termites work out of sight, so most homeowners only notice them once there is damage. These are the signs our technicians look for first during an inspection.
1
Mud tubes on walls
Pencil-width tunnels of soil on walls, floors, pillars or foundations. Termites build them to stay moist while they travel between the soil and your house.
2
Tunnels under tiles and timber
Lift a loose floor tile or move timber that touches the ground and you may find soil trails or galleries underneath. Subterranean termites live and travel underground.
3
Holes in garden trees
Termites hollow out tree trunks, stumps and roots. Small holes or soil-filled cracks in a trunk usually mean a colony is close to the house.
4
Soil packed into cracks
Soil pressed into cracks, joints or gaps around door and window frames. Termites seal openings this way to keep out light and dry air.
5
Hollow-sounding wood
Tap door frames, skirting boards and cabinets. Wood that sounds papery or gives under a screwdriver is often eaten from the inside. You may also hear faint clicking in walls.
6
Frass (termite droppings)
Tiny pellets that look like sawdust or coffee grounds, often under furniture or door frames. This points to drywood termites inside the timber.
7
Discarded wings
Small wings of equal size near windows, lights or door sills. Flying termites (alates, or kelkatu) shed them after swarming, usually at dusk after rain.
Spraying kills the termites you can see. Sentricon® goes after the whole colony, including the queen, so the problem doesn't come back from the same nest.
1
Free inspection
We find where termites are active, how they are getting in and what has been damaged, then give you a quotation. No obligation.
2
Bait stations go in
Sentricon® stations are placed in the soil around the building, plus above-ground stations on active spots indoors where needed. There is no flooding of the soil with liquid termiticide.
3
Termites carry the bait home
Worker termites feed on the bait and share it through the colony. The active ingredient stops termites from moulting, so the colony gradually dies off, queen included.
4
Monitor and protect
We check the stations, top up bait as needed and confirm when activity stops. The stations stay in place to catch any new colony that comes looking for food.
Yes, we work for landlords and property managers in Subang Jaya as well as homeowners, for termites and for pests like bed bugs and cockroaches.
Rental and student properties see more turnover, which brings its own problems: bed bugs arriving in luggage or second-hand furniture, and cockroaches in shared kitchens. We can inspect between tenants and treat termites, bed bugs and cockroaches together. See our pest control services.
For termites, we recommend the termite baiting system because the stations keep protecting the property between visits, even when tenants change.
Newer homes in Putra Heights are not immune. Many were built on land with established termite colonies, and white ants in kitchen cabinets or wooden flooring within the first few years is something we see regularly.
