Termite treatment cost in Malaysia depends mainly on the size and type of property, how widespread the infestation is, which treatment is used (baiting, soil treatment or spot treatment) and how long monitoring continues. Because these vary so much from house to house, reliable pest control companies quote after an on-site inspection rather than publishing a fixed price.
Why there is no single price for termite treatment
Termite treatment is priced per job because every property is different. A small apartment with one active spot in a kitchen cabinet and a double-storey corner terrace with termites in the roof, floors and garden need very different amounts of work and materials. Any fixed price would be wrong for most homes.
That's why we, like most reputable pest control companies, give a quotation after a free inspection. Here is what goes into it.
1. Size and type of property
Bigger buildings need more stations, more material and more time. For baiting, the number of in-ground stations depends largely on the length of the building's perimeter. Landed houses, bungalows, shoplots and factories generally need more than apartments.
Construction also matters: a house with timber roof trusses, wooden floors and lots of built-in cabinetry has more for termites to eat, and more for us to check.
2. How widespread the infestation is
One active spot is a smaller job than termites in several rooms and the roof. During the inspection we map where termites are active, how they are entering and what has been damaged. Widespread activity usually means more above-ground stations and more monitoring visits.
3. Which treatment is right
| Treatment | Typically used for | What affects the cost |
|---|---|---|
| Termite baiting (Sentricon®) | Active infestations, ongoing protection | Number of stations, amount of bait consumed, monitoring period |
| Soil treatment | New builds, extensions, renovations | Floor area to be treated, stage of construction |
| Spot treatment | Small, contained activity | Area treated, follow-up checks |
See how the termite baiting system and anti-termite treatment work.

4. Monitoring and protection period
Baiting is a process, not a one-off visit. Stations are checked and bait replenished until the colony is eliminated, and many owners keep stations in place afterwards for protection. How long monitoring continues is part of the quotation.
5. Access and location
Hard-to-reach areas, such as roof spaces, sealed cabinets, concrete around the perimeter and tight back lanes, can add time. Commercial premises may need visits scheduled outside opening hours. We cover the whole Klang Valley, anywhere within about 2 hours' drive.
What about other pest control prices?
The same logic applies to cockroaches, rats, bed bugs, ants and mosquito fogging: the pest, the size of the property and the severity of the problem decide the price. See our pest control services.
How to compare termite treatment quotations
When you compare quotations, look beyond the total:
- Does the treatment target the colony, or just the termites you can see?
- What is included: number of stations, follow-up visits, monitoring period?
- Who is the company? Check the SSM registration and pesticide licence. Ours: R Termites Malaysia Services, SSM 202103310816, Pesticides Board licence No. PA1254.
- What happens if termites are still active after the work?
A cheap spray that has to be repeated every few months often costs more over time than a treatment that ends the problem. Read the honest guide on how to get rid of termites.
